About UK Stamp Duty (SDLT) Calculator
UK Stamp Duty Land Tax Calculator applies the progressive SDLT bands in force in England and Northern Ireland to any residential purchase price. SDLT is genuinely progressive, so each slice of the price is taxed at its own band rate rather than the whole price at one rate — a distinction that changes the bill substantially. The tool handles the three buyer situations that matter: a home mover on standard rates, a first-time buyer with relief up to £500,000, and an additional-property purchase carrying the 5% surcharge on top of the standard bands. First-time buyer relief is withdrawn entirely above £500,000, and the tool flags that cliff explicitly rather than silently applying standard rates. Output includes the tax owed, the effective rate as a percentage of price, the total cost including SDLT, and a band-by-band table.
Key Features
True Progressive Bands
Each price slice taxed at its own rate, matching how SDLT actually works. Applying one rate to the whole price overstates the bill considerably.
First-Time Buyer Relief
Nothing to £300,000 and 5% from £300,000 to £500,000, with the relief withdrawn entirely above £500,000.
Relief Cliff Warning
Flags when a first-time buyer exceeds £500,000 and loses relief completely. That cliff can cost thousands for a small price increase.
Additional Property Surcharge
Adds 5% across the whole price for second homes and buy-to-let, applied only once the price reaches the £40,000 floor.
Effective Rate
Shows SDLT as a percentage of the purchase price, which is far easier to compare across price points than a raw figure.
Band Breakdown Table
Price and tax in each band plus the surcharge line and total, so the calculation is fully auditable.
How to Use
- 1
Enter the property price
Use the agreed purchase price. SDLT is charged on consideration, not on valuation.
- 2
Select your buyer type
First-time buyer, home mover, or additional property. The choice changes the bands or adds the surcharge.
- 3
Read the SDLT figure
Check the tax owed, the effective rate, and the total cost including tax.
- 4
Check any relief notices
The tool tells you if first-time buyer relief applied, or if you crossed the £500,000 cliff and lost it.
- 5
Review the band table
See exactly how the price splits across bands, and where the surcharge lands if it applies.
Real-World Use Cases
Purchase Budgeting
A buyer adds SDLT to their deposit and legal fees to work out the total cash needed at completion.
Offer Price Strategy
A first-time buyer looking near £500,000 sees the relief cliff and keeps their offer below it.
Buy-to-Let Appraisal
An investor factors the 5% surcharge into their yield calculation before committing to a rental purchase.
